			<content:encoded><![CDATA[<p></p><p>AUSTIN – The Forney Independent School District was recently notified by the Texas Education Agency (TEA) that the district had been awarded more than 50 Gold Performance Acknowledgements (GPA) for academic achievement during the 2008-2009 school year. The district earned a total of 16 more GPAs in 2009 than it did in 2008. In 2008, the district was awarded a total of 38 GPAs.</p>
<p>The TEA Gold Performance Acknowledgements recognize districts and campuses for high academic performance on various indicators, such as commended performance on Texas Assessment of Knowledge and Skills (TAKS), college admissions tests and Advanced Placement/International Baccalaureate (AP/IB) examinations. There are a total of 13 different categories in which a GPA can be earned at the district level and 15 different categories at the campus level.</p>
<p>“The academic success our students and staff experienced during the 2008-2009 school year continues to be recognized by state government education agencies and other notable educational organizations,” said Dr. Darrell Brown, Forney ISD Superintendent of Schools. “For the individual schools and the district as a whole to earn 54 Gold Performance Acknowledgements is an incredible achievement and a testament to the dedication of the Forney ISD staff and the outstanding students in our district.”</p>
<p>As a whole, Forney ISD earned GPAs in Commended Reading/English Language Arts (ELA), Commended Writing, Commended Social Studies and in Attendance. Henderson Elementary School earned a Gold Performance Acknowledgement in every category including Commended Reading/LA, Commended Math, Commended Writing, Commended Science, Comparable Improvement in Reading/ELA, Comparable Improvement in Math and in Attendance. Lewis Elementary earned Gold Performance Acknowledgements in every category except Comparable Improvement in Math.</p>
<p>The news of the Gold Performance Acknowledgement recognitions to the district comes on the heels of the TEA upgrading Warren Middle School’s accountability rating from Academically Acceptable to Recognized. The district appealed the TEA’s original rating and after further investigation, the education organization changed the rating of the school.</p>
<p>Forney ISD earned a Recognized District rating from the TEA as a result of the success the district achieved during the 2008-2009 TAKS testing period. All nine elementary schools in the district were rated Exemplary by the TEA.</p>

<p>Yes when purchasing even a new home it really is a great benefit to a home buyer to have a Realtor representing them in their home purchase.  By law Realtors are obligated to disclose every part of a contract to you by law.  Builders representatives are not licensed Realtors and do not have to tell you anything you do not ask.</p>
<p>Today I read on Trulia where a lady had signed a contract with no financing contingency and found out rather quickly she was not going to be able to obtain financing.  Since there was not financing addendum unfortunately she is out of luck and just wasted $1000.</p>
<p>By working with a Realtor on this home purchase negotiation the buyer could have avoided this problem two ways.  To start when working with a Realtor it is not a bad idea to take their advice of a few home lenders, <a href="http://www.forneyforsale.com/?cat=4">you can read a blog about why here.</a> The right lender would have been able to see hiccups early on and avoided even making an offer.  Secondly any Realtor worth his/her salt would never sign a contract without a financing addendum to get their client out if something goes wrong early on.</p>
<p>Can you save money by not using a Realtor?  Legally No.  By law a Builder cannot give or take away any perks or reduce or raise the price depending on your representation status.  A Realtor will be able to pull up past sales that the builder(s) you are interested have sold and the prices.  Also a Realtor can tell you about existing construction and foreclosures in the area.  Either alerting you to a neighborhood that has been hit heavily by foreclosures or that there are some only a few years old that are at a drastically lowered price.</p>
<p>Of course you do not get the New House fuzzy feeling, but you save a ton and are able to add your own touches with paint and flooring.  Also a way I tell my clients to look at this for re-sale if they are planning to stay in a neighborhood for 5 and especially more than ten years.  At that time buyers will be looking at home built 5 to 8 years ago or 10 to 13 years.  At that point alot of the value will depend on maintenance and any types of upgrades but in the beginning you can start up sometimes as much as 30% lower.</p>

<p>Everyone tells us they love it and and we will hear from them.  Unfortunately they never hear from them.  This leads me to another great benefit of having a Realtor list your home.  This gives the buyers a chance to view the home with their Realtor and leaves the opportunity for the client and the Realtor to provide you and I with good feedback that may help us sell the house.</p>
<p>When walking through a house when the owners are home, even when I am with the buyers, they tend to always tell the seller what they want to hear in order to be polite.  This unfortunately does you no good if you ultimate goal is really to sell the home and not just show it to every home buyer that comes around
