When calling a Realtor off the sign you take a chance that the Realtor will hold their sellers best interests over yours, by representing you and the seller they stand to make a double commission. The majority of the time when calling a large national name off of the sign, the listing agent will not show you. It is many of their policies to send out another agent so technically one agent is not on both sides of the deal. By picking your Realtor at the beginning of the home buying process you can develop a relationship and hopefully become more informed about the market so that ultimately you know a good deal when you see and are confident pulling the trigger.
